Tom Vu,
I would like you to take a look at the joint sometime and make suggestions with the trees. I can also put up a 40 meter open wire fed across the high side of the lot which will be 100 feet above the salt marsh across the street.

Take a look at each antenna pattern on 40. That should help make your decision. A 160 foot centerfed will have quite a different pattern than something close to resonance on 160. A strapping tuner will tune the 160 footer on 160 with practically no penalty.
